107 Forbes is a new single-tenant Core & Shell office building that fronts Rowe Boulevard immediately adjacent to a prominent sign welcoming visitors to Annapolis, Maryland’s Capital. The building sits veritably in pole position, at the literal gateway to both the City’s historic core and the West Annapolis neighborhood it resides within. The new building replaces one of a series of small-scale commercial buildings which sit immediately along Rowe Boulevard. Following revisions to the zoning code, the strip of land they occupy has been rendered unbuildable due to a uniform setback applied along Rowe Boulevard which engulfs the entire depth of these sites. In order to build a new structure here the building had to fit essentially within the existing footprint and maintain similar bulk, height, and floor area.

The building is designed to be encompassed by a moat of the landscape. The user steps across a bridge to enter the building, passing over an area of dense grasses. As users sit within the lower glass-encased level they are buffered from the surrounding urban landscape by deep areas of layered plant life. Users at the second level are raised into the trees of the adjacent park areas.
The building’s small floorplate allows for large areas of high-performance glazing offset by equally large areas of solidity. The result is a building that feels like it's a glass box, while in fact, is only 38% glass.
